How likely am I to get approved for this apartment?

Kind of stressing out about this right now. The apartment is $1550 (will be $1350 after a 6 weeks free special) and the complex requires 2x rent for income. I’m self employed (gig work plus I officiate a sport) so I don’t have any pay stubs. In addition, my income last year was kind of pathetic (just 37k pre-tax). But everything else works in my favor. I’m on pace to make close to 60k this year and I can prove that with bank statements. I have $20k liquid cash, no debts, and a credit score of 809. My rental history is also flawless with 5 years of on time rent payments dating back to 2021.
