Own a home with 2.6% interest

Currently bought my house 7 years ago for 330,000. Have 270 left on mortgage and believe my house could see for 450,000 today. Downside is I only have two bedrooms and I currently have two kids. Debating between moving and buying an 800,000 house at current interest rates or investing 200,000 into adding a third story onto my house that will add roughly 500 sq ft which includes a master bed and bath.
