Is it dumb to liquidate my entire brokerage to buy an apartment outright?

I'm looking at a $990k apartment in NYC, and I have about $1.2M in a taxable brokerage account. The catch is that I'd have to pay cash. So after taxes, my entire brokerage would be essentially wiped out if I did this. I also currently have about $130k in cash (in a HYSA) and about $600k in my 401k. I make $ 140k/year and have no debt, but the apartment does have a $ 1,500/month maintenance fee (which includes property taxes).
